Robotic Café
A robotic café is a complete beverage and dessert operation compressed into a single enclosure, running without a barista. A robotic arm handles every cup: it takes the order from a touchscreen or a phone, moves the vessel through the machines, finishes the drink and presents it. The unit works a full day and a full night without a shift change.
The hardware is deliberately unexotic. A carbon-fibre industrial arm does the handling, a Swiss bean-to-cup system does the coffee, and a dedicated soft-serve module does the gelato — each an established, serviceable machine rather than a bespoke prototype. That choice matters more than it sounds: parts are available, technicians already know the equipment, and uptime is a solved problem.
The menu is wider than the footprint suggests. Espresso through to flavoured lattes, cold brew and iced formats, milkshakes and protein shakes, hot chocolate and matcha, plus gelato and packaged food. Dairy and plant-based milks run through physically separate lines, so a customer ordering oat milk gets oat milk with no cross-contact.
The enclosure adapts to the building rather than the other way around. It can stand free in the middle of a concourse, tuck into the dead space under an escalator, sit shallow against a wall in a corridor, or break down into a pop-up for an event. Each configuration is made to order.
Everything is measured. Sales, stock levels and machine status report to a dashboard in real time, so an operator knows what needs restocking before the unit runs dry, and knows which locations earn their rent.

IQ Hotel
IQ Hotel is a hotel designed from the ground up to run without a front desk. Not a conventional property with a kiosk bolted into the lobby — a building where the operating model, the floor plan and the software are drawn together, so that automation is structural rather than retrofitted.
The gap is real. Across the United States there is almost no such thing as a genuinely automated hotel. What exists is partial: a check-in terminal here, a novelty delivery robot there, sitting on top of staffing structures that never changed. Labour remains the largest recurring line in the operating budget, and it is the hardest line to fill.
The app is the hotel. A guest books, checks in by scanning an ID, and receives a room key to their phone — held in Apple Wallet or Google Wallet, or carried over NFC — that expires automatically at checkout. Inside the room, the same app controls temperature, lighting and the door. Extending a stay, ordering amenities and paying all happen in the same place, with no counter to walk up to.
An assistant layer handles what a concierge would: breakfast times, what is worth visiting nearby, where to eat. Vending and the on-site market are visible in the app, showing what is stocked and where, so a guest is never hunting for a machine that turned out to be empty.
The public spaces are built for how people actually travel now. A smart market for daily needs. Silent studios and recording rooms, because a meaningful share of guests are producing something while they travel. Modular meeting rooms that reconfigure between seminar and boardroom. Media rooms and a pocket cinema for small groups who want a living room rather than a bar.
The guiding constraint is restraint: no gimmicks. Every automated element has to remove friction or remove cost, preferably both. The concept is in development and we are in conversation with development partners and site owners who want the first property in their market.

Robotic Car Wash
Vehicle washing has barely changed in three decades. Conveyor tunnels still run the same brushes across every vehicle regardless of shape, gantry systems still follow fixed programs, and both still trade paint safety against throughput. The equipment got bigger. It did not get smarter.
We are building the alternative: a vision-guided robotic wash that scans each vehicle before it touches it. Depth sensing maps the body profile in seconds, and the arms adapt their path, pressure and chemistry to what is actually in front of them — a compact hatchback, a lifted pickup, a Class 8 tractor. One system, no reprogramming, no operator judgment call.
Trucks are where the gap is widest. Fleet washing is still overwhelmingly manual work: crews, hoses, hours per unit, and a labour market that gets harder to staff every year. A robotic cell that handles tractors and trailers unattended turns a cost centre into an asset that runs overnight.
Efficiency is engineered in rather than bolted on. Targeted application means water and detergent go where they are needed instead of across the whole bay, and closed-loop reclaim keeps consumption low enough to make the economics work in water-constrained markets. Lower input cost per wash, lower environmental load, same result.
The commercial case is straightforward. Unattended operation removes the largest recurring expense in the category, extends service hours to 24/7, and delivers a consistent wash quality that does not depend on who is working that shift.
The system is currently in engineering. We are validating the vision stack and arm kinematics ahead of a first pilot installation, and we are talking to fleet operators and site owners who want to be first in their market.
